Semis that have barely changed since the thirties

These roads went up between the wars and a fair number of the houses are still one family in one house, rather than split into flats the way much of HA0 went. That changes the work. Carpet on the stairs and the landing, fitted wardrobes, an original bathroom upstairs and a shower room squeezed in somewhere later. Two flights of stairs is common where the loft has been done, and each flight is £41 on the carpet list. About half of these houses have had the wall taken out between the two receptions, which makes that room a through lounge at £61 rather than two rooms.

Bathrooms take the longest

Very hard water off the Thames Water mains, old enamel, and a shower screen that has been up for fifteen years. Descaling is the slow part of any visit up here and it wants acid gel and a wait rather than a harder scrub. On original enamel we test a corner first. There are baths on these streets that have already been resurfaced once and would not survive being attacked with something aggressive.

Kettles are the giveaway. If the element has furred over, the taps and the shower screen will be in the same state, and we know what the visit needs before anybody has gone upstairs.

Weekly and fortnightly visits

Regular housework is £23 per cleaner per hour weekly and £24 fortnightly, with the same cleaner each time. Three hours is the usual booking for a three bedroom semi and comes to £69 a week, and a flat gets the same three hours as a minimum. Ironing can go alongside at £12 an hour, booked on top of the cleaning so the housework is never cut short for it. Most people leave a key with us. A key safe by the porch works too.

August moves the round about. A fair number of these houses are families who go away for a fortnight and would rather we skipped the visit than sent somebody they have never met.

Carpets and move outs

Carpet cleaning is £36 a bedroom, £43 a living room and £61 for a through lounge, with loose rugs at £35 or £51 depending on size. When a tenancy ends, the move out clean is fixed on bedroom count and a three bedroom comes to £339, or £370 with the oven on top. Mention the oven when you book.

Easy roads for the van

Most of these roads take a van right outside the house, so unloading takes a minute, and jobs on Preston Road itself are timed to miss the school run.

Yes: a flight is £41 and the landing is priced on its own at £9. A straight run up to the landing counts as one flight. Houses with a loft conversion have two flights, and the top one is nearly always the worse of the pair.
