Monster Cleaning Wembley prices a move out clean on the bedroom count rather than the clock. Studios are £156, one bedrooms £207, two bedrooms £243, three bedrooms £339 and four bedrooms £425. The oven is not in that figure and is booked as a £31 add-on. The number comes on the call, goes into the diary, and holds on the day unless you add carpets or an oven, or the flat turns out bigger than the one you described.
What an end of tenancy clean is
An agent or a landlord asks for it before releasing a deposit, and it gets marked against the check-in inventory you signed when you moved in. That document settles the argument. Our view of the kitchen counts for nothing here, and neither does yours. Selling the job by the hour would make no sense at all, because the person scoring it arrives with a camera, opens every cupboard, runs a finger over a door top and photographs the shower screen, and one figure has to cover whatever that turns up.
Prices by bedroom count
| Property | Fixed price |
|---|---|
| Studio | £156 |
| 1 bedroom | £207 |
| 2 bedrooms | £243 |
| 3 bedrooms | £339 |
| 4 bedrooms | £425 |
Materials are already inside those figures and they cover the whole property. A Sunday booking is charged at the Tuesday rate. Bedrooms are what count, so a through lounge, a box room used as an office or a converted garage adds nothing, and a two bedroom flat with a big reception is still £243. A loft room used as a bedroom counts as one.
What the fixed figure covers
- Kitchen units emptied and cleaned inside, on top, underneath, fronts and handles as well
- Fridge and freezer wiped through once they have been switched off and defrosted
- The washing machine drawer, and the rubber seal behind the door
- Bathrooms taken back through the scale, tap bases and the channel the screen runs in included
- Skirtings, door tops, frames, switch plates, sockets and radiator backs wherever an arm reaches
- Internal window glass with the sills and the frames
- Floors at the very end, so nobody walks dust back across them
Limescale is the mark-down we see most
Thames Water supplies Wembley at the hard end, and a clerk photographs a filmed shower screen every single time. A screen that has gone a year without a proper descale wants acid gel and a wait rather than more scrubbing, and taking the seals off beats wiping round them. Half an hour on one screen is normal. That time is already inside the fixed price, because descaling is the first thing a cheap clean skips and the first thing a report picks up.
Check-out in the blocks north of the stadium
Wembley Park is mostly managed rental now, twelve month tenancies with a clerk walking the flat against a photographed check-in report. Nothing gets missed in a report like that. That is a harder standard than the average private landlord sets, and it suits us, because nothing about the scoring is a surprise by the time we walk in.
Give us the block name and the managing agent and we sort the concierge sign-in and reserve the goods lift a day ahead, so the whole slot goes on the flat rather than on loading. Most of our Tokyngton work comes with that routine attached, and an event day at the stadium moves the start time rather than the date.
A single room in a licensed house
HA0 carries a heavy concentration of licensed shared houses, interwar semis extended at the back and let a room at a time, and the changeovers there run room by room rather than whole property. Access is usually through the letting agent’s key safe, with a code that changes when the room changes hands. Single rooms are half the calls we take out of this postcode. A room on its own is one off work and the £67 minimum applies to it, though most agents put the shared kitchen in with it, which is the part nobody moving out feels responsible for. The same pattern runs right across the Sudbury end of the postcode and over in North Wembley.
Move out clean or deep clean, side by side
| Question | End of tenancy clean | One off deep clean |
|---|---|---|
| Who sets the standard | An inventory clerk working off the check-in report | You, and whatever is annoying you |
| How it is priced | Fixed on bedrooms, £156 to £425 | Team hours, from £186 |
| Who books it | Tenants and agents with keys going back | Households staying where they are |
| Oven | An add-on, £31 | Priced with the rest of the kitchen |
| If it overruns | Absorbed by us | Billed, since the clock is the price |
Handing keys to an agent puts you on the fixed price almost every time. If you are staying where you are and the flat has simply got away from you, a one off deep clean from £186 buys more, and we will point that out on the phone rather than bank a move out fee and run out of daylight.
Where the price moves
- Carpets. The band takes in the property and stops where the floor starts. Hot water extraction booked with the move out drops below the carpet-only rates: £29 a bedroom, £36 a living room, £47 a through lounge and £35 a flight, with loose rugs at £29 or £42, done on the same visit so the agent reads one invoice.
- The oven, which is never in the band. Added to the move out it costs £31.
- A hob (£23 ceramic, £28 gas) or an extractor at £28, cleaned properly on the same visit as the oven.
- Sofas and mattresses on a furnished let, priced per item at the lower rate that applies alongside a move out: a two seater is £51, an armchair £24, a mattress £29 and a dining chair £10.
- Balconies, garages and sheds, quoted once we have seen photographs.
If the clerk flags something
Where a clerk marks down something we cleaned, ring inside 48 hours and the item gets redone free, with no form to fill in. Stubborn marks get a proper go on the day, and before we leave you hear how each one came up, so the report holds no surprises.
Getting a date in the book
We need the bedroom count, the check-out date, whether the carpets are going in, and the block name if it is a managed building. Both the water and the electricity need to be live, because the extraction machine runs off one and the descaler is useless without the other. Leave the keys with the agent or in a safe if you have already gone. Month end is the tight window, when check-outs bunch. Ring 020 8077 3609 and you will have a figure before you hang up, and everything we charge for sits on the prices page.
Questions we get asked
How much is an end of tenancy clean for a two bedroom flat in Wembley?
£243, fixed, and the oven is an add-on: £31 brings it to £274. Carpets are added by room at the move out rate, so two bedrooms and a living room are £29, £29 and £36, which makes £337 before any oven.
Does the price include the oven and the carpets?
Neither. The oven is an add-on at £31, and the removable parts come out and soak while the fixed parts are worked by hand where they stand, normally all of it in the kitchen. Carpets are extra as well, because the floors need a separate machine, though on a move out they cost less than booked alone: £29 a bedroom, £36 a living room, £35 a flight. They go on the same invoice if you want them doing on the day.
Do I need to be there?
No. Most of these run on a key from the letting agent or a key safe code, which is how nearly all the shared-house work in HA0 gets done. In a managed block we need the concierge sign-in arranged and the goods lift booked. Somebody rings you when the job is finished.
How long does it take?
A one bedroom flat is usually four to five hours with two cleaners. A three bedroom house with a bad oven and an original bathroom can run to a full day. We finish the job rather than finishing at a set time, and the overrun is our cost rather than yours.
Will it pass the inventory check?
That is what it is for, and the work is done against what clerks actually mark down. If something we cleaned gets flagged, tell us within 48 hours and we return and redo that item at no charge.
Do you clean the windows?
Inside only, with the sills and the frames. Outside glass above the ground floor needs a pole system and a window cleaner, which is a separate trade, and we say so rather than quote for it.
Or ring 020 8077 3609. We answer seven days a week.
